Alliance Gateway benefits from direct access to SH 170 via Independence Parkway and US 377 via Henrietta Creek Road. This site is located within the City of Fort Worth, Denton County, and Northwest ISD, which includes a lower tax rate providing lower operating expense costs and inventory taxes. The current zoning for the site is K-Heavy Industrial, the highest industrial level zoning that the City of Fort Worth provides. Hillwood recently completed Independence Parkway to the east of the site with all needed site infrastructure being put in-place as well. Our current timing plans for us begin work on this as our next spec industrial building in Q1 2026 with Building Shell Completion estimated to be in Q4 2026.
